Historic 41,000-acre North Texas ranch hits the market for 1st time in 165 years at $49.2 million

The Swenson Flat Top Ranch, a division of the Swenson Ranch just north of Abline, has been in the Swenson family for seven generations. On Thursday, the family put the division on the market for the first time in 165 years.

"Unfortunately, we have come to a point where we have so many family owners, it is difficult to maintain a continuity of focus," Chairman of the ranch Steve Swenson said in a statement. "We have, therefore, come to a difficult decision to sell the ranch, as the owners are all now in their 50s, 60s and 70s."

Listed at $49.2 million, the 41,000-acre division includes an "extensive farming operation," hunting and fishing opportunities, and the potential for both wind farm development and mineral income, according to a news release from real estate agent Chas. S. Middleton and Son.

About 6,300 acres have been cultivated, and another 10,000 could be farmed, according to the release. The property houses the ranch's main headquarters, 17 sets of pens and multiple other structures.

It has historically been stocked with up to 1,000 cows and bulls, and the owners are willing to add some of the cattle to the sale for an additional price, the news release said.
